Can cracked concrete be repaired or does it have to be replaced?
It can be repaired when both sides of the crack sit at the same height and the slab does not move underfoot. That kind of crack is cleaned and sealed so water and salt stay out. It has to be replaced when one side has dropped, the slab is in several loose pieces, or rust stains show that the steel inside is corroding.
Why is my concrete driveway cracking?
The honest answer is that all concrete cracks a little as it dries and shrinks, and joints are there to hide it. Cracks that wander across panels have another cause. In Miami the common ones are roots from ficus, oak and royal poinciana growing just under the slab, a thin original pour with no steel, joints spaced too far apart, and heavy trucks on a driveway built for cars. Near the bay, rusting steel also splits concrete from the inside.
Why is my concrete sinking, and can it be leveled?
Concrete sinks when something under it gives way, and a slab that is still in one piece can often be raised. Here the usual reasons are sandy fill washing out along a leaking pipe, a downspout or a pool, and pockets of soft organic soil, often called muck, squeezing down under the weight. Leveling pumps material under the slab to fill the gap and lift it. It suits a solid panel that has tipped. It does not suit one that has broken up.
How much does concrete leveling cost?
Concrete leveling cost runs $3 to $12 per square foot nationally, with a typical job at $700 to $5,000. Most firms set a minimum charge of $300 to $700. By method, mudjacking is $4 to $9 per square foot and polyurethane foam is $8 to $25.
Mudjacking or polyurethane foam: which is the better way to lift a slab?
It depends on the slab and the ground. Mudjacking pumps in a cement and soil grout through larger holes. It is cheaper and heavier. Foam goes in through small holes, weighs very little, and is not harmed by the wet ground that is normal here. Foam costs more. We tell you plainly when neither will last, which is the case when the soil below is still washing out.
Is foam lifting a permanent fix or will the slab drop again?
Foam lifting is a permanent fix only if the reason for the sinking has been dealt with. The foam does not rot. The soil it rests on is the weak point. Stop the leak or move the downspout first, and a lift can hold for many years. Over muck that is still compressing, or beside a pool that keeps losing water into the ground, the slab is likely to go down again.
Can concrete be resurfaced instead of replaced?
Yes, if the slab is sound, level and not moving. Resurfacing costs $3 to $7 per square foot nationally, $6 to $20 for a decorative or stamped overlay, and $1,200 to $2,900 for a two-car driveway. It gives a worn or stained slab a new face. It does not hold a slab together, so a crack that moves will show again through the overlay.
My old patio has cracks and flaking. If it is resurfaced, how long will it last?
A resurfacing coat on a stable patio can last for years, and on an unstable one it can fail within a season. How long it will last depends on three things: the slab below must be solid, the surface must be ground or blasted clean so the new layer bonds, and water must drain off instead of sitting. Miami sun and rain are hard on thin coatings, so plan to reseal. No honest contractor can give you an exact number of years.
Why is my concrete spalling or flaking, and can a flaking surface be repaired?
A flaking top layer can usually be repaired, but spalling from rusting steel needs more than a skim coat. In northern states flaking comes from freezing and road salt. Miami does not freeze. Here the two causes are a weak surface, made by adding water or finishing too early, and steel rusting inside the slab. Salt air reaches steel that is too close to the top, the rust swells, and chunks pop off. For a weak surface we grind and resurface. For rust, the loose concrete is cut out, the steel is cleaned or replaced, and the area is rebuilt. If rust is widespread, that part is poured new.
Why is my driveway lifting or heaving?
A driveway that is lifting or heaving in Miami almost always has a root under it. There is no frost here to push a slab up. Limestone lies close to the surface, so roots spread sideways just below the concrete and raise it as they thicken. Check also whether the next panel has sunk, because that looks the same from above.
Can you pour new concrete over old concrete?
It is possible, and it is seldom wise for a driveway. New concrete poured over old concrete cracks where the old slab cracks. It also raises the surface by several inches, which causes problems at the garage door, the front step and the street edge, and can send rain toward the house. A thin bonded overlay on a sound slab is a different thing and works well.
Can I patch a wide crack, or will the patch pop out?
You can patch a wide crack and expect it to stay only if the two sides have stopped moving. We widen and clean the crack, then fill it with a repair product that flexes. A rigid cement patch in a moving crack lets go quickly. Where movement continues, a flexible sealant that keeps water out is the right job, and it will need renewing.
How do I fix a sunken walkway that is a trip hazard? Can a raised edge be ground down?
A lip of up to about an inch can be ground down, which removes the trip hazard at low cost. It leaves a pale, rough strip. A larger step means lifting the low panel or replacing it. If a root made the lip, the grind buys a few years at most. Note that in the City of Miami the public sidewalk is the city's to maintain, except where it is part of your driveway, so check whose panel it is before you pay for anything.
