Are the cracks in my foundation serious or cosmetic?

Most foundation cracks are cosmetic, and a few are serious. Thin vertical or hairline cracks in a slab or stem wall that have not changed in years are usually shrinkage. Signs that a crack is serious are width that grows, one side stepping out from the other, stair-step cracks in block walls, doors and windows that start to stick, and rust stains or concrete breaking away around steel. In Miami that last one, rusting steel in older concrete near the coast, is the sign to act on soonest. A structural engineer should look at anything in the serious group.

What does foundation repair cost?

National figures are $250 to $800 for minor crack repairs, $2,000 to $12,000 to fix foundation leaks, and $4,500 to $20,000 for settling, sinking or bowed walls. Structural repairs in Miami-Dade need a permit and an engineer's drawings, so get the cause identified before comparing prices.

My front steps are pulling away from the house. What is happening?

Steps pulling away from the house have usually been poured as a separate block on shallow fill, and the fill has settled or washed out while the house stayed still. A gap that opens at the top means the steps are tipping outward. If the steps are sound, they can sometimes be lifted and the gap sealed. If they are cracked or keep moving, they are replaced on a proper footing. Do not bolt them to the house.

My garage floor has dropped on one side. Is it a leveling job or a foundation problem?

It is usually a leveling job. In many houses the garage floor is a separate slab that rests on fill inside the foundation walls, and when it has dropped or sunk on one side the fill below has settled. Look at the walls. If they are straight and uncracked and only the floor has moved, the floor can be lifted or replaced. If the walls are cracked or the door frame has gone out of square, the foundation itself needs an engineer.

My retaining wall is leaning after heavy rain. Is it going to fail?

A retaining wall that starts leaning after heavy rain is being pushed by water trapped behind it, and it should be treated as a warning. Soaked soil is far heavier than dry soil. Check whether the drain holes at the base are blocked. Keep people and cars away from the low side. A slight, stable lean with working drainage can sometimes be braced. A wall that keeps moving, bulges or cracks through needs to be rebuilt with a proper footing and drainage, with a permit and an engineer where the building department requires them.

One company quoted $18,000 for piers and another $1,500 to seal the crack. Which is right?

They are answering two different questions, so first find out which one you have. The $18,000 quote assumes the foundation is sinking and needs support. The $1,500 quote assumes the crack is stable and only needs sealing. Basement walls, where this argument usually comes up, are almost unknown in Miami, but the same split happens with stem walls and slab edges. Before spending either sum, pay an independent structural engineer, one who sells no repairs, to say whether the foundation is moving. That report tells you which quote fits.

My slab floor is damp and shows a white powder. What is it?

The white powder is efflorescence, which is salts left behind when moisture comes up through the concrete and dries. It is harmless in itself and brushes off. It tells you that water is moving through the slab, which is common in Miami where the ground is wet and older slabs have no vapor barrier. Check first for outside causes: sprinklers hitting the wall, soil or paving that slopes to the house, a leaking pipe. Floor coverings and coatings fail over a damp slab, so test for moisture before installing any.

Does homeowners insurance cover a cracked slab or a failed retaining wall?

Often it does not, but read your own policy. Homeowners insurance generally covers sudden, accidental damage and excludes settling, earth movement, wear and poor construction. Retaining walls and driveways may be treated as other structures with their own limits. Flood damage is under a separate flood policy. A burst pipe that washes out soil under a slab may be covered where slow settling is not. Ask your agent, and photograph damage before any repair.

Do footings in Miami have to go below a frost line?

No. There is no frost depth to design for in Miami, because the ground does not freeze. Footing size and depth here come from the Florida Building Code and the engineer's drawings, and they are driven by wind loads, bearing on rock or fill, and flood rules. Miami-Dade is in the code's High-Velocity Hurricane Zone.

Do earthquakes matter for concrete here?

Not in practice. South Florida has very little earthquake activity, and seismic design is not what shapes home concrete work here. Wind, water and salt are.
